I am about to buy a home with an inground pool that is 12 years old in fair condition. The type of mortgage?

The type of mortgage loan I am getting is 100% financing ( USDA ), but will not finance the value the pool brings to the home on the appraisal. Does anybody have any idea what kind of value, if any, does an inground pool bring to the value of a home on an appraisal. Just kinda know how much $$ I am looking at. Thanks.

in cold weather areas such as New England pools are a negative for safety and amount of time it will be used a fireplace has more value

Not sure of the appraisal value, But I can tell you that the average cost in Ky for the Inground pools that I have installed is around 30 to $35,000 Good luck!!!

Unfortunately in-ground pools often decrease the value of the home by around $10,000. Many home buyers see pools as a negative aspect of the property because of the maintenance, work, and expenses involved of the upkeep. After 10 years, many different repairs arise which are considered a liability and hassle to many home buyers.

To get a better idea of how much money a pool is worth, this msn article is really helpful:

Hope this helps, sorry about the bad news. Although keep in mind, if you keep the pool in great condition, this may be a good wow feature for the right buyer years down the road if you plan on selling.
